There’s a moment every beach house owner knows — the one where you turn the key, push open the door, and the whole summer rushes in ahead of you. The windows have been closed since November, the chairs are still stacked on the porch, and somewhere under the winter quiet, the cottage is just waiting to exhale. You open the first window — the smell of salt air, sea breeze, summer — and just like that, the season has officially begun. Whether your place is a family hideaway, a rental retreat, or a little of both, opening day is its own kind of holiday. Here’s how we do it at Red Rooster Cottage — and how to make sure every beautiful moment of summer finds you ready. 


Before you pour that first glass of rosé on the deck,  there are a few things worth walking through. Nothing complicated — just the quiet checklist that turns a closed-up cottage back into a home. Turn everything back on. Water, electric, gas if applicable — do a full walk-through and make sure everything is running as it should. Check under sinks for any winter surprises, and run all the faucets for a few minutes before declaring victory. 


Throw the Windows Open — While You Still Can. There’s a sweet spot in late May and early June before the real heat settles in, when a shore breeze does everything air conditioning wishes it could. Open every window, run the ceiling fans on low, and let the salt air work its magic. Soak up these perfect days — they go fast. 


Swap out the filters. HVAC and range hood — easy to forget and make a real difference in air quality all season long. 


Do a damage scan. Winter is hard on beach houses. Check windows and doors for drafts, look for any moisture or mildew in closets and bathrooms, and give the roof and gutters a quick once-over if you can. 


Restock the basics. Paper goods, pantry staples, fresh spices, cleaning supplies — you’ll thank yourself on that first busy weekend. 


Wake up the outdoor space. Unstack the furniture and sweep the deck. 


Taking It Up a Notch — When Guests Are Coming. 


Getting a beach house ready for yourself is one thing. Preparing it for guests raises the bar entirely. If your cottage pulls double duty as a rental — whether it’s a few weekends a summer or a full season on Airbnb — the bar is higher, the checklist is longer, and the rewards are sweeter.  At Red Rooster Cottage, we’ve learned that the details are what guests remember most.  It's not just the bay view — it's whether the towels were soft,  the kitchen had what they needed, and that the place felt like someone actually cared. Here’s what we’ve found makes all the difference. 

 



The Linens Are Everything. 


If there’s one place to invest in your rental, it’s the beds and the bathrooms. Nothing signals quality to a guest faster than sliding into crisp, cool, cotton sheets after a long beach day — and nothing disappoints quite like the opposite. At Red Rooster Cottage, we keep it simple but elevated. Soft stripes, classic gingham, and clean solids launder easily and give every bedroom that pulled-together cottage feeling guests love. We stock at least two full sets per bed so turnover days aren’t a scramble. For bathrooms, thick, absorbent towels are the way to go. Rolled in a basket or stacked on a shelf, they look warm and inviting. We keep extras in the closet so guests always have more than enough. And don’t forget the outdoor shower — the unsung hero of every beach cottage. Leave the sand outside where it belongs. Guests absolutely love it.

The Little Things. 


A pump of lavender hand soap by the bathroom sink. A shampoo that smells like a spa. A lemon scented dish soap. Small choices that guests notice even if they never say so. We also make sure the cottage is fully stocked with what it takes to keep things clean and running — surface cleaners, laundry detergent, paper towels. Nobody should have to run to the store for basics on their vacation. This is where we love bringing in eco-friendly brands like Dedcool and Blueland — products that work beautifully, are kind to the environment, and look great on a shelf.  And outside, a pot or two of cheerful geraniums and begonias goes a long way. Hardy, colorful, and practically take care of themselves while guests come and go all summer long. 




A Kitchen That Works. 


Guests don’t need a gourmet setup — they need a kitchen that has what they need when they need it. The basics done really well go a long way. At Red Rooster Cottage we make sure the kitchen is fully stocked before every arrival — all the utensils, cookware, dishes and glasses for the whole group. A coffee maker is non-negotiable — no one wants to hunt for a café at 7am. We keep a basket of the essentials on the counter — coffee, filters, sugar, salt and pepper — so everyone feels at home from the first morning. We also stock plenty of paper plates, cups, and napkins. Dishes are not on the itinerary  — visitors come to relax, explore, and eat well.

Outside Is Where the Magic Happens. 


At a beach cottage, the outdoor space is just as important as anything inside. At Red Rooster Cottage we keep it classic — Adirondack chairs and a center table in the yard, perfect for morning coffee or an evening glass of wine, and a bar height table with chairs up on the deck where you can watch the sunset over Barnegat Bay. The key is keeping it simple, comfortable, and ready to use from the moment guests arrive, everything in its place. And, of course, the beach is just up the street. That’s the whole point. 




A Few Things. 


A great rental experience goes both ways — and a little clarity up front makes everything smoother for everyone.


Cleaning. Between guests, the cottage gets a full clean — and make no mistake, it’s a big job. Sheets stripped and remade, towels refreshed, paper goods and essentials restocked, all garbage out, and a full walk-through to make sure everything is in order. 


Beach Badges. On LBI that means checking that badges are back on their dedicated hook and keys are where they belong for the next arrival — we make it easy with a waterproof zippered pouch clearly labeled for badges and house keys  that lives right by the door. Toss it in your beach bag and you’re good to go. 


House rules. We keep ours clear and thorough — in the Airbnb listing and on a printed sheet left on the counter. No surprises, no confusion. Guests appreciate knowing exactly what’s expected, and it protects your home. 


What to bring. Beach chairs and bikes are not provided at Red Rooster Cottage — but both are easily rentable right in town. We let guests know upfront.  A quick note in your listing goes a long way.
